Construction of prefabricated halls for rent
is a trend nowadays from the point of view of many investors, be it warehouse halls or production halls.
Many investors are thinking this way and our company is building a number of such purpose-built halls all over the Czech Republic.
What investors are interested in:
- Return on investment
- price of the hall
- materials used
- speed of hall construction
- how to get started
Our recommendations from experience and with feedback from these landlords are more or less positive and over time in a few years this investment will pay for itself. Most of the time, the investor requires a "neutral"
prefabricated hall - i.e. a hall that could be used for other purposes over time for re-leasing to another tenant.
.
This is absolutely essential - to realise a versatile hall that meets the requirements for insulation, fire resistance, serviceability for multiple options so that the hall is variable and can be easily adapted to different purposes.
What is important - to calculate well the initial costs of the hall construction in relation to the future rental income and accordingly to determine the rent and the length of the confirmed lease for several years in advance, and accordingly to look for suitable tenants who are willing to "subscribe" for several years.
For prefabricated halls, whether production or warehouse, we design universal insulation materials with optimal thickness. As a standard, sandwich panels in the roof sheathing with an insulation thickness of at least 120mm and 100mm in the walls. Preparation for a crane runway, which may be used in the future, is also to be considered.
In terms of speed of construction, we are able to complete the prefabricated hall very quickly after the contract is signed. We prepare everything in the factory, the assembly itself takes from about 1 month to about 4 months depending on the complexity of the prefabricated hall. This is completely individual depending on the complexity, season and other influences. In any case, the construction of a
prefabricated hall is unbeatable, fast and in a way very easy compared to brick buildings.
Where and how to start planning the construction of a prefabricated hall for rent?
The customer approaches us with an initial proposal. Already at this stage we advise that the design of the hall is logical, economical and functional to meet the requirements of the landlord or tenant. Sometimes the landlord is pressed for time because of the pressure and needs of the tenant. Even with this, we are able to accommodate the investor and start work on the hall very quickly and productively. We have several sites and are able to provide deadlines very flexibly. This is also thanks to our own design office and a whole team of in-house people involved in the implementation. In addition to our own designers, we have our own fabrication - state-certified welders, painters, plumbers, our own assembly lots, construction managers - they oversee the entire construction process. In this way we are able to be as flexible as possible and ensure the efficiency of the processes and the requirements of the investors.
